MELA PICKUP ZONE REAL ESTATE PROJECT

The network opportunity is secured. Now we own the infrastructure behind it.

INNOVA has signed a 10-year renewable agreement with Mela Africa to develop and own the modular Pickup Zone infrastructure used across its participating logistics network. The current buildout targets 60 Pickup Zones across a 15-town national network.

HOW THE CAPITALISATION WORKS

One capital pool. One hundred and fifty Lots.

INNOVA's current capitalisation strategy now targets E3.75 million to acquire and own the modular property and infrastructure required for the 60-zone buildout — including an estimated 30–60 shipping-container assets depending on container size, site design, module configuration, shelving, storage and reusable packaging, together with connected operating hardware.

150 Lots × E25,000 = E3.75 million

A Lot is a project participation unit — not one container and not one location. Each Lot represents E25,000 of participation in the shared project capital pool used by INNOVA to acquire, adapt, insure and hold the project's physical infrastructure assets, related shelving, storage, reusable packaging and connected operating hardware.

INNOVA owns the assets. The network puts them to work.

INNOVA acquires and owns the qualifying physical infrastructure. Mela Africa operates the participating distribution network and leases the relevant INNOVA infrastructure under the project agreement, creating monthly project-level rental income. Member distributions follow the approved project charter, costs, reserves and governance.

THE 15-TOWN NETWORK

We build where movement already happens.

Pickup Zones are positioned around the places where people, goods and transport already converge.

Bus ranks & commuter points

High-frequency movement points that connect towns, communities and onward routes.

Retailer & hosted locations

Existing commercial premises can become network nodes where the hosted model is more efficient than a new modular site.

Corridors & border exchange nodes

Strategic locations support the handover, relay and onward movement of goods along national and import routes.

Multi-node towns

High-volume towns are not limited to one location. Manzini and Matsapha already illustrate the multi-node planning approach.

Three ways the property network is deployed.

The physical network uses the model that best fits the town, site, traffic and available premises.

INNOVA-owned

Purpose-built modular or dedicated infrastructure owned by INNOVA and leased into the Mela operating network.

INNOVA-adapted Hosted

A host supplies suitable premises while INNOVA owns the required removable adaptations and infrastructure and earns infrastructure rental.

Licensed / Franchise Hosted

An independent operator supplies premises and ordinary operations while Mela controls network standards and INNOVA may own or lease qualifying removable infrastructure.

Some towns need more than one node.

Traffic, wholesale activity, route exchange and available sites determine the final footprint within each town.

MANZINI · PRIMARY HUB

Three bus-rank points today, with a mature 4–6 module hub vision.

Manzini is planned as a multi-node exchange and distribution hub. The exact module mix follows live operating demand rather than a fixed one-container-per-town formula.

MATSAPHA · MULTI-NODE

Ruchi and Mahhala are already in view.

Matsapha's wholesale, industrial and corridor role supports at least two planned locations: one at or inside Ruchi and another around Mahhala.

LAUNCH PHASE FOCUS

The first high-traffic corridor comes first.

The launch focus follows the strongest early spine where commuter movement, retail activity, parcel movement and delivery demand already overlap.

Launch corridor

The initial high-traffic corridor connects the network’s strongest early movement nodes through the Manzini–Mbabane spine.

Dedicated zones in focus

Dedicated delivery capacity complements the relay and public-transport network inside the main launch demand clusters already prioritised for activation.

Why this corridor first

This is where wholesale movement, bus-rank traffic, retailer participation and regular parcel flow already converge. It gives the network the fastest route to visible operating density while the wider 15-town footprint continues to come together.

The current 15-town rollout.

INNOVA-owned and hosted sites are allocated according to traffic, available premises, exchange value and expected network volume. Siteki remains the only allocation still being finalised.

MEMBER PROJECT PARTICIPATION
E25,000
per full Lot · minimum ½ Lot = E12,500

To participate you must be an INNOVA member and meet the project requirement of 10 fully paid INNOVA shares. Participation starts from ½ Lot (E12,500) and is capped at 10 Lots per member. Your Lot request is then processed through the project's approval, reservation and confirmation steps.
